OUR PHILOSOPHY
Our fee structure and philosophy are transparent, allowing you to make your most informed decision without finding out later, the hard way. Generally, property management fees are divided into two major components – tenant procurement and ongoing management.
OUR FEE STRUCTURE
TENANT PROCUREMENT
1 Month’s Rent
For marketing your property through our multiple outlets, showings, application, consultation with you and lease drafting and signing, our fee is 1 month’s rent. Oftentimes, depending on your rent level, this also includes professional photography and floor plans. If an outside real estate agent is involved in bringing your tenant, we share that fee with them.
ONGOING MANAGEMENT
Monthly Fee 8%
Our ongoing management fee is 8% of the month’s rent. We have found that industry averages run about 7-10%. Some are higher and some are lower. We believe that the deep discounters service level will reflect the discount. A viable business plan cannot sustain these deep discounts for very long and our mission is to be a lasting and stable management solution for our clients. For repairs that must be made in the normal course of management, we will charge a 10% admin fee for setting up and overseeing repairs. We have found that this fee allows us to keep the base fee minimized by recognizing that some homes will naturally be higher maintenance than others. This “scalability” allows us to remain at the low end of the fee scale.
